General Overview

The Bird Dog Program allows you to partner with Aurora Innovative Investments by submitting qualified leads for real estate deals. Partner A (Aurora Innovative Investments) manages all aspects of the deal while providing you with financial compensation and a valuable learning opportunity.

To help budding real estate enthusiasts gain hands-on experience in the deal process while contributing valuable leads and earning compensation.
Submitting Leads

All leads must be submitted via our official intake form (the button to the left)
π¨ Submissions via email, text, or other channels will not be reviewed.

A warm lead is a property where:
β The seller is motivated.
β The submitter has confirmed the seller/agent is open to Subject-To or seller financing offers.
β The submitter lacks the skills or resources to fully underwrite, close, write contracts, transact, or dispo.

β If the seller/agent has explicitly said "no" to creative finance options, this is not a warm lead. DO NOT SUBMIT in hopes we can talk them into it.
We are not here to talk people into doing something they do not want to do. We offer a solution and if they are not open to it
β Please follow up with the seller/agent at a later date to see if their stance has changed. Once they are open to conversation, you may submit the lead.
β Only will do an assumable mortgage (this is a traditional offer) -
β Property address
β Sellerβs or Agentβs name and contact information
β Sellerβs motivation (e.g., financial hardship, relocating, downsizing)
β Openness to creative finance offers (Subject-To or seller financing, or non traditional bank offers)
β Current asking price
β Copy of current leins / mortgages (not required but helpful)
β Missed payment amount (if any)
β Occupancy status (owner-occupied, tenant-occupied, or vacant).
β Condition
β Timeline they need to find a new home
β Long Term Rental Rate (you can find this on Zillow or Rentometer)
β Short Term Rental Rate (You can find this on Data Rabu)
Financial Compensation

π° You will earn $1,500 per warm lead if the deal closes successfully. Payment is made at the close of escrow.
π° If the deal is not viable, there is no financial compensation. There will be learning opportunities. -
β Yes! Youβll have a front-row seat to watch your deal progress from start to finish, gaining valuable insights along the way. Learning is through text, email, loom, and if you choose, office hours. -
π° Youβll receive 20% of the assignment fee if the buyer you bring passes our vetting process and successfully closes the deal.
π¨ This isnβt just for the lead you submit. If you find a buyer for any of our deals, they submit here, cite you as their source, pass the vetting process, and close on a deal, youβll get 20% of the assignment fee.
π¨ Thereβs MORE: If they continue to buy deals from us, and you connected us, youβll get 20% of all future closed deals -
Dispo - is short for disposition and they find buyers for deals.
Absolutely! You can act as the dispo department for any deal listed here and earn 20% of the assignment fee.
How ? Make sure the buyer submits this form, and cites you as the person recommending them to the deal. π€ You will receive a check for 20% of each deal closed, they buy from us! -

Youβll have to go through the same vetting process as all our buyers by filling out this form.And just like other buyers, youβll have to bring the entry fee to get into a deal. You will get the 20% off for bringing the buyer (you)!

This is a great question!
There is a lot that goes into a deal. Such as negotiation, underwriting, structuring, TC work, Dispositions (finding a buyer), not to mention a whole team that runs it! NOt to mention the cost of running that team.
Typically, splits are based off how much work someone can do in a deal. Bringing a warm lead and finding a buyer is valuable and we will compensate accordingly.
The idea of the bird dog program is for you to earn while you learn, eventually join SUBTO, and do these deals on your own.
Youβll get there young grasshopper!
If youβre more advanced, the bird dog program might not be for you.
Learning Opportunity

By submitting leads, you gain a front-row view of the deal process, including:β Observing negotiations with sellers.
β Learning the underwriting and deal analysis process.
β Gaining insights into contract drafting and execution. You will NOT receive the contracts, unless we can verify SUBTO membership status.
β Understanding transaction coordination (TC) and disposition strategies.
β After Close- 1 hour deal break down session with Carly or her team to ask all the questions, learn the strategies used, and ask all your questions
**Not deal breakdown is only for closed deals. You may come to Office Hours to ask all questions on your deal, and utlize text and email while the deal is in the pipeline. -
We encourage you to attend Office Hours so everyone can learn together. However, if you prefer 1:1 consulting, it is available here.

We offer a transparent process. You can observe the progress of your deals during office hours, which serve as collaborative learning sessions.ALL LEADS will get:

π Updates follow a structured timeline and are sent at key milestones in the deal.

π A dedicated team member is assigned to handle communication with Bird Dog participants. This ensures that you receive timely updates and that Carly can focus on managing the deal.
π You will receive email communication from this team member with the phone number and email you will communicate with.
π The email you receive communication to will be the emal you submit with your lead. Make sure itβs not a junk email.
Exclusivity & Non-Circumvention

To work the deal on your behalf? No.
By submitting a lead, you agree to exclusively JV with Aurora Innovative Investments (Carly Grundmann) for that deal.
Sharing, marketing, or negotiating the lead with intent to JV others is strictly prohibited after the deal is submitted. -
Yes.
Once the deal is locked up, and on the Building an Empire website and ready for Dispo, you may share it with investors.
Any interested investors must submit our buyers form and willing to be fully vetted through our team. -
π You will forfeit all fees, including the Bird Dog Fee and Disposition Fee.
π Aurora Innovative Investments reserves the right to pursue legal action, including financial damages for losses incurred.
π Remember, submitting a lead is entering into a JV agreement with Carly Grundmann and Aurora Innovative Investing.

Termination & Withdrawl

Yes, but only under certain conditions:
π You must provide written notice with valid reasons for withdrawal.
π The lead will remain the exclusive property of Aurora Innovative Investments and cannot be shared, marketed, or sold to other parties.

Withdrawing and taking the lead elsewhere will result in forfeiture of fees and potential legal action.
PLEASE do not submit a lead if you do not agree with the terms.
Program Fees & Offic Hours

Carly & the team working the lead is free as well as communication via email and text.
However, if you want to participate in group office hours to discuss deals and ask questions, the cost is $20/month. Your first 30 days are free. You may cancel at anytime. This is not required but an added bonus. -
